In recent years, the industrial real estate sector has been one of the leading beneficiaries of the rise of
e-commerce and the growing need for last-mile distribution. Industrial outdoor storage (IOS), which is a distinct subset of industrial, has also seen outsized demand due to similar trends.

IOS is defined as industrially zoned land, often with a small to mid-size shop or warehouse. Unlike traditional industrial, where the value of the property is typically placed on the built improvements, IOS is valued on the land itself.
